There is a reason why homes are built with roofs over them. That is to protect what is underneath. Rooftop terraces provide huge challenges in that the tile and grout is the last line of protection from the elements. The same goes for all types of balconies. A routine maintenance schedule is required. Failure to maintain your grout and tile sealers will result in the eventual failure of your terrace or balcony.
Preventing Balcony Failure
Lack of maintenance is only one problem that we face with balcony failure. Driving around the city on a daily basis we notice balconies that do not have drainage accessories located at the underside of them. We see a complete lack of drip edge flashing or end dam flashing. We also notice that builders are still allowing their customers to choose slate or other porous materials like the flooring. All of these issues will
result in water intrusion.

End dams, drip edge, El flashings, and we always cap flash columns and privacy walls. We insist on porcelain or ceramic tiles with the smallest grout lines possible.
